Before starting a property closing in Cancun, gather the property’s records and explain the transaction you intend to complete. A sale, an inheritance-related transfer or a mortgage discharge may require different documents.
Before requesting an assessment
Explain where the property is located, who is involved and whether there is financing, a mortgage, joint ownership, a representative or a foreign party. This helps identify the records needed for the initial review.
- Have the available deed or other ownership record ready.
- Locate the parties’ identification and contact details.
- Gather the tax information and representation documents you already have.
- Mention any preliminary agreement, financing or outstanding conditions.
This list helps you organise the consultation; the final requirements are determined after the file is reviewed.
Questions about property closing costs
Ask for a breakdown of notarial fees, taxes, government charges and administrative expenses. Clarify which items are included, which depend on third parties and what information is still needed to confirm the estimate.
The transaction value, the property’s circumstances and the parties’ circumstances can affect the calculation. A price quoted without reviewing the transaction does not, by itself, establish your total closing cost.
After the initial review
Ask which documents remain outstanding, which steps are required and when your participation will be needed. Confirm which certified instruments or records will be delivered and how any required registration will be followed up.
You can request an assessment with Notaría Pública 101 to review your transaction’s records and understand the scope of the work before proceeding.
